First-Time Home Buyers Guide: What You Need to Know

Buying your first home is an exciting milestone—but it can also feel overwhelming if you’re not sure where to start. If you’re considering purchasing your first home in this guide will walk you through what you need to know to make confident, informed decisions.

Step 1 : Get Pre-Approved for a Mortgage

A mortgage pre-approval shows sellers you’re serious and financially ready. It also gives you a clear price range so you don’t fall in love with a home outside your budget. If you are unsure who to go to or how to contact a lender, contact an agent first. I work everyday with wonderful lenders and can help you get intouch with the right lender to achive your goals!

How it works:

A lender will ask you a series of questions about your finacial history and the homes you are hoping to buy. You will also need to provide proof of your employment as well as all of your finacials. The lender will take all of these things into consideration and come back with a price range in which you can afford. 

First-time buyers may qualify for:

* FHA loans (lower down payments)
* VA loans (for veterans and active military)
* USDA loans 

Step 3: Work with a Local Real Estate Expert

Having a knowledgeable real estate agent is crucial—especially for first-time buyers. A local expert understands the market, neighborhoods, and pricing trends, helping you find the right home faster and avoid costly mistakes.

Step 4: Start Your Home Search

When looking at homes, consider:

* Location and commute
* School districts
* Neighborhood growth potential
* Property condition

I will be thinking of these things for you as well both before and during a showing to try our best to keep you from falling in love with a home that is not practical. 

Step 5: Make an Offer and Negotiate

Once you find the perfect home, your agent will help you submit a competitive offer. This may include:

* Purchase price
* Contingencies (inspection, financing, etc.)
* Closing timeline

Negotiation is a key part of the process, and having expert guidance can make all the difference. 

Step 6: Home Inspection and Appraisal

After your offer is accepted:

* A home inspection ensures there are no major issues
* An appraisal confirms the home’s value matches the price

These steps protect you as a buyer and help avoid surprises.

Step 7: Closing on Your First Home

Closing is the final step where you sign paperwork, pay closing costs (closing cost depend on the homes price point, we will have a detailed conversation about this before the offer to unsure this is something you can afford or something we can try to work around), and officially become a homeowner. Once complete, you’ll receive the keys to your new home—congratulations!

Tips for First-Time Buyers in Aiken

* Don’t skip the inspection—even for new construction

* Budget for closing costs (typically 2–5% of the home price)


* Be patient—the right home will come along


* Ask questions—no question is too small

 

* Do not be affarid to say no--- not every home is going to work for you, do not try and make it work when the perfect one is out there somewhere
